WILL I NEED A BUILDING PERMIT?

We will be happy to check with your county or city and see if your site requires a permit, as well as what the setbacks are and if there are any restrictions. We can get permits for most counties and cities. We can also obtain variances and board of adjustment approvals if needed for an extra fee. If you choose to have us obtain the permit, the prices are listed below. These prices include the county's fees and our cost for draftsman plans and processing (where applicable). If you don't see your size building or your town or city check with us.

Tulsa County for buildings 30x40 and smaller $750.00
Tulsa County for buildings 30x50 to 40x80 $850.00
Tulsa County for buildings 40x90 to 50x100 $950.00
Rogers County for any size building $725.00
Wagoner County permitting fees are based on the size of the building.

CAN I BUILD ANYWHERE ON MY PROPERTY?

Each property has different legal setbacks, and sometimes covenant setbacks indicating where you can build on the land. It is vital to know what they are before dirt work/work begins on the property. This information is located in your home mortgage paperwork--specifically your Mortgage Inspection Report. If you do not have this document, it is the customer's responsibility to obtain the information from their city or county. We will happily do this for you upon request.


WHAT IF MY LAND IS NOT LEVEL?

Before building, a level construction pad must be built. Dirt work and leveling are not included in your building quote because this has to be estimated on site and the price will depend on how level or not your land is.

We highly recommend the use of our dirt work contractor to ensure all of the following: high-quality foundation and slab, aesthetically pleasing building, conformity to county/city code, the use of correct fill-materials, hassle-free experience, no additional charges, and a happy customer. We are not responsible for the many problems that can arise if you choose to hire outside of our company’s contractors and are not compensated for dirt work; you pay the contractor directly.

From many years of experience, it is unlikely that you would save money doing the dirt work yourself or hiring a friend. Oftentimes, once the building is up, the pad is not in conformity to code, not correctly packed down, or not level. This must be corrected before concrete can be poured and tends to be much more costly.

WHAT GAUGE METAL DO WE USE?

We standardly use 26 gauge (thicker) on the roof and 29 gauge on the walls.

HOW LONG IS THE WARRANTY?

Original manufacturer’s material warranties back the quality AkzoNobel painted metal we use against changing color, chalking, cracking, fading and peeling for 40 years. The 3-Ply 2x6 CCA treated posts we use are guaranteed not to rot or decay for 50 years. The workmanship warranty is one year. Warranty information/documentation provided upon request.


HOW MANY COLORS ARE THERE TO CHOOSE FROM?

There are twenty-two colors to choose from. You can choose up to three colors for your building: wall, roof, and trim. Please note: the colors are more vibrant than they appear online. Click Here For Color Chart.


WHAT KIND OF OVERHEAD DOORS DO WE USE?

We use GARAGA Mid America Series quality, commercial style, steel, overhead doors designed to withstand daily wear and tear. You can choose insulated or non-insulated and there is a wide array of sizes to meet your needs. All doors will be a standard, white, style. Quotes for changes are available upon request.


HOW LONG DOES IT TAKE FOR CONSTRUCTION?

Typically every building is completed within four weeks. This time frame includes the door installation and concrete work. However, this is dependent upon the size of the building, plumbing, and weather conditions.


DO WE ADD ONTO EXISTING BUILDINGS/DO REMODELING?

No, we only build new construction.


WHAT IS OUR SERVICE RANGE?

We service within 100 miles from the Tulsa zip code 74129 within the state of Oklahoma. We do not build within Tulsa City limits. You can check if your service area is within our range by Googling “Your zip code” to 74129.


DO WE BUILD STEEL STRUCTURES?

No, we only build wood-frame buildings.


HOW BIG CAN WE BUILD?

The widest free span we can build is eighty feet; the longest is up to you.


WHAT FORM OF PAYMENT DO WE ACCEPT?

We accept cash, check, or credit cards; there is an additional 4% credit card processing fee. The processing fee is waived for the $1,000.00 down payment that is required upon signing of a contract.


WHAT IS THE WAIT TIME?

We have several crews which typically allows us to be able to build within a few weeks of permitting and dirt-work being completed. However, when planning your project, please contact us for our current schedule.


What is the process/timeline for a building?

  • Permit (if required).

  • Dirt work.

  • Construction of the building.

  • Plumbing (and sometimes electrical at this point, depending on preference). We do not offer plumbing, but we will give you plenty of time to get the plumbing done before we pour the concrete. We can recommend a plumber.

  • Concrete.

  • Garage doors.

  • Electrical work. We do not offer electrical, but we can recommend an electrical contractor.


WHAT IS THE NEXT STEP IF I WANT JAG BUILDINGS TO CONSTRUCT MY BUILDING?

We strive to provide an easy convenient process that starts with an online quote. We will be happy to meet with you at your building site to quote the dirt work, or at our office to discuss the project--whichever is preferred. We require a $1,000.00 deposit upon signing of a contract and adding the building to the schedule. The contract and deposit link are sent electronically. The deposit goes directly toward the price of the building.
